Home Buyers/Sellers Electrical Surveys (otherwise known as an EICR or Electrical Installation Condition Report)

We can provide a home buyers/sellers survey which will give an indication of the health of an electrical installation.

Within this survey the following will be checked: (a) supply (b) system earthing (c) consumer unit (sometimes referred to as a fusebox or distribution board) (d) protective devices (e) the wiring including earthing (f) switchgear (switches,  sockets, outlets etc) (g) cable terminations (h) disconnection times

The survey looks to ensure that if a problem were to occur that the supply would disconnect safely to preserve life.

The report provided will list the information about the installation, what equipment is installed to protect the installation and have a schedule of what has been inspected with a category being assigned where appropriate. The categories are broken down into 4 main headings: C1, C2, C3 and LIM. If there is nothing found a tick will be indicated for that particular item being inspected to show that it is acceptable.

Categories:

C1 - Immediate Danger

C2 - Danger Present

C3 - Improvement Recommended

LIM - Indicates a that a limitation exists which could either be previously agreed limitation or an operational imitation found during testing

It is worth noting that not every electrician is qualified to perform EICRs: if an electrician is qualified to do an EICR it will be registered on their listing on either the assesment body or on the Electrical Competent Persons website:
