Rented properties should have their electrical installations inspected every 5 years or at "change of occupancy" as per the recommendations of BS7671
The requirements exist (especially at "change of occupancy") due to the fact that a tenant may have performed unauthorised electrical work themselves or have had work done by an unauthorised electrician which does not conform to BS7671 or Part P of the Building Regulations
